Brick & Vine accepts multiple applications per home. The home is awarded to the first application to qualify, sign a lease, and pay the holding fee. Any remaining approved applications are eligible for reassignment and are valid for thirty (30) days.
Before submitting your application, please review our rental criteria and contact a leasing agent with any questions or concerns at +866.941.1001 (select option 2) or renthomes@brickvine.com. Once submitted, application fees are non-refundable.
Applications are processed Monday through Friday from 9 am to 5 pm CT. After submitting an online application, a Brick & Vine Agent will contact you within two business days.
While application processing times will vary, applicants that provide complete application details, including the required income documentation, are processed much more promptly than applications with missing details.
Application Fees
You will be required to pay the following fees throughout the application and leasing process.
Application Fee: $50 per adult over 18
Pet Fee: One time at move in $250 per pet
Holding Fee: $750 (Homes can be held vacant off the market for no more than 14 days after the application approval. The holding fee is then applied toward the security deposit at move-in)
Additional Security Deposit: Required for all households, amount based on Screening Decision.
(Cash or Surety Bond due in addition to the $750 Hold Fee)

Renter's Insurance Requirements
ALL HOUSEHOLDS ARE REQUIRED TO MAINTAIN COVERAGE DURING OCCUPANCY, NON-COMPLIANCE FEES WILL APPLY FOR ANY LAPSE.
The policy must have minimum liability coverage of $100,000.

Application Terms And Conditions
All occupants 18 years and older or considered adults under state law must complete an application.
Lease terms vary. Currently offering 12-month leases at advertised rates & 18-month leases, with a premium.
All applicants must reside in the property. We do not accept guarantors as additional occupants.
The occupancy standard per home is two (2) persons per bedroom - subject to local laws.
All applicants are required to provide valid identification. Non-US citizens applying for a home may be required to present information acknowledging the individual’s right to live in the United States through the lease term.
By acknowledging the terms and conditions outlined in the Brick & Vine rental criteria, the Applicant confirms all information provided is true and correct. Any untruthful answers will result in an automatic denial.
Any falsification or fabrication of supporting documentation will result in an automatic denial.
Unless otherwise noted, applicants must pay a $50.00 non-refundable application fee to authorize a background check and additional qualification processes.
Properties may not be held off the market for greater than fourteen (14) days unless a Brick & Vine representative approves an extension. All extensions will be documented in writing.
An application is not a lease.
Approved applications are valid for thirty (30) days, after that time period, all applicants must provide written consent for additional screening, credit checks, income verification, and requalification for a property managed by Brick & Vine, LLC.
Community Association Applications
Some of our homes are in master-planned communities governed by Home Owner or Condo Associations (“HOAs”). HOAs typically provide residents with benefits and amenities in exchange for following rules and restrictions that help maintain quality standards throughout the community. These rules and restrictions are detailed in the HOA’s Covenants, Conditions, and Restrictions (CC&Rs).
Some HOA’s have their own resident and lease approval process, which will occur in addition to our review and approval process. In these cases, our approval of your Lease Application will be subject to the HOA's approval. Depending on the HOA, this may take up to 30 additional days to process, so please plan accordingly and contact us for more information. You may be asked to provide any additional information required by the HOA in its approval process.
